Kinlay House | exterior night shot

After spending 25 years holidaying in Goode Beach and hoping to one day be able to call the peaceful beachside suburb home, this beachfront property is a dream come true for Benson Design clients Tony and Eve Kinlay.

The Kinlays had originally purchased a different Goode Beach block that required a three-story structure to access the available views and commissioned Benson Design to prepare preliminary concepts for the site. When a new property with unobstructed views and direct access to the beach became available, Benson Design carried out a feasibility study and found that for a similar total cost, the Kinlays could exchange the original block for the new and improved location. And so the project brief changed dramatically, with the new beachfront site’s narrow frontage leading to the design of a two-story layout to maximise the number of rooms facing the view.

The clients love to be outdoors, so Keiron configured the layout of the home to create a variety of outdoor spaces that can be enjoyed in any weather condition and are closely connected to the spacious, light-filled internal living spaces. Also essential to the brief was a floor plan designed to take advantage of the amazing views. The coastal location informed a high-grade, low-maintenance materials palette of concrete, glass and fibre cement cladding.

The Kinlays had a very relaxed schedule, allowing for many enjoyable design meetings (complete with delicious cake supplied by Eve!) to carefully consider various options and effectively refine the design to suit their requirements perfectly.

Builder Steve Augustson, chosen for his thorough attention to quality and detail, worked closely with Benson Design and the clients throughout the construction phase to provide a superior level of finish. Once construction was complete, garden designer Annie Delhaize was commissioned to landscape the courtyards and garden spaces, choosing predominantly native plantings interspersed with carefully selected exotics and granite rocks from one of Keiron’s other building sites, resulting in award-winning gardens that beautifully offset the striking architectural forms of the home.

"Throughout the design and construction process, we relied on Kerions experience in the design and practical side of the build, his understanding of structural principles, his knowledge of the building industry, his network of suppliers and sub-contractors, and his demonstrated ability in keeping up with the latest trends and technology.”
