With a jaw-dropping beachside location, the owners wanted a low maintenance relaxed holiday home that took full advantage of the views, with adaptable living spaces that could be used comfortable all year round no matter what the weather conditions.

The orientation and layout of the house was designed to include a rear courtyard from which the beach views can be enjoyed through the expansive glazing of the living area whilst being protected from the often fierce easterly sea breeze. The large stacked glass doors to the front and rear decks have seals set flush with the floor level so that the dining table can be easily wheeled to either area for outdoor entertaining.

The owners were keen to owner-build, so the building was designed for ease of construction, with standard material sizes and lengths that could be easily handled by one person.

  • With a narrow site and desirable beach-front orientation to the east, strict adherence to passive energy design principals was not viable, however we were able to optimise the thermal performance of the building by specifying above-standard insulation and designing the spaces to maximise effective cross-ventilation.

  • Concrete tilt-up panels formed onsite, galvanised steel, finishing timbers sourced from owners' farm, local plantation pine used for structural timbers. All materials chosen for durability and ease of maintenance in harsh coastal environment.

  • Passive cooling is created by cross ventilation, wood fire.

  • Viridian Comfort Plus low-E glass.

  • Twice the standard insulation in roof and floor (Tontine Thermal polyester batts made from 83% recycled materials).
